I’m Tim. I left a grey November in England at 61 with a pension that was never going to stretch to much of a life at home, and a suitcase.

Six years on I live by the sea with Nok, a dog that chose us, and a monthly budget smaller than my old council tax. Almost everything I got wrong, I got wrong in the first year, because nobody had written it down properly.

So I did. If it saves you one bad decision, it has done its job.

Before you ask

What format is it, and can I read it on my phone?

It is a PDF. It reads well on a phone, a tablet, a laptop or an e-reader, and you can print the checklist pages if you prefer paper. There is no app to install and no account to create.

How do I get it after paying?

You get a download link immediately after checkout, and the same link by email so you can come back to it. If the email does not arrive, reply to your receipt and it will be sent again.

Is this just the website content in a PDF?

No. The site covers the main questions; the guide is the full sequence, in order, with the detail that does not fit into an article — worked budgets, every visa route side by side, and the checklists.

Will it go out of date?

Parts of it will, because Thailand's rules change. That is why nothing is written as a permanent fact, every chapter that depends on current rules says so, and official source links are included throughout. Buyers of the current edition get updates to that edition.

I only care about Pattaya. Do I need the full guide?

Not necessarily. The Pattaya Retirement Guide at £19.99 covers that town in depth. The complete guide makes sense if you also want the visa, money and healthcare sections.

Is this financial, legal or immigration advice?

No. It is researched information written to help you ask better questions and check the right sources. Visa, tax, insurance, legal and medical decisions should be confirmed with official sources or a qualified professional.

Can I get a refund?
