1. Information only

Information only — not legal, tax, financial, insurance or medical advice. Everything on this site, and in the products sold here, is general information. It does not take account of your circumstances and must not be relied on as advice. Visa, tax, insurance, legal, property and medical decisions should be confirmed with an official source or a suitably qualified professional.

2. Accuracy and change

Thailand’s visa, tax, healthcare and legal rules change, sometimes at short notice and sometimes with inconsistent application between offices. We research carefully, date our pages and link to primary sources, but we cannot guarantee that any statement is current or that it applies to you. Cost figures are researched estimates for planning, not quotes, and exchange rates shown are sample rates.

3. Digital products

• Products are digital downloads for your own personal use.
• You may print pages for your own use. You may not resell, republish or distribute them.
• Access is provided immediately after payment, by download link and by email.
• Updates to the edition you bought are included at no extra cost. Substantially new editions may be charged for.

4. Refunds

Digital downloads are difficult to return once delivered, and by completing a purchase you agree that delivery begins immediately. That said, we would rather you had the right thing than an unhappy customer: if a product is not what the page described, email support@timinthailand.com and we will put it right. Statutory rights that apply to you are not affected.

5. Third parties and partner services

We may link to, or introduce you to, third-party services. Those services are provided by those companies on their own terms, and we are not a party to any contract between you and them. We may receive a commission — see the affiliate disclosure. We are not a visa agent, a property agent, an insurance broker, a lawyer or a financial adviser, and we do not act for you in any of those capacities.

6. Enquiry forms

Where you submit an enquiry and consent to an introduction, we may pass your details to a relevant partner. We cannot guarantee that a suitable partner exists for your area or requirements, and we will tell you if not.

7. Liability

To the extent permitted by law, we are not liable for loss arising from reliance on the information on this site or in our products, or from your dealings with any third-party service. Nothing here excludes liability that cannot lawfully be excluded.

8. Intellectual property

The content of this site and its products belongs to Tim in Thailand unless stated otherwise. Some imagery and media are AI-assisted or AI-generated, as described in our editorial policy.
